Surveys:
King and Campbell has extensive experience in
performing these types of surveys – typically, they
include: road setout, constructing digital terrain
models, services setout, grid setout for bulk
earthworks, piling and footing setout in addition to
any other type of setout that may be required for a
development.
Strata Surveys:
A strata scheme is the development of land to allow
multiple occupancy and ownership of individual
units, or parts of a parcel, by separate individuals
or companies. Creation of a strata scheme results in
the issue of titles under strata scheme legislation.
We have extensive experience in strata development
and have a comprehensive understanding of the
legislation.
Stratum Surveys:
A stratum subdivision is the division of land into
layers which, when superimposed one upon the other,
form the whole of the parcel(s) being subdivided. A
stratum lot is a parcel restricted in height and/or
depth by reference to the Australian Height Datum
(AHD) or other approved datum. These types of
subdivisions are effective where you may wish to
establish two or more strata schemes in a single
building. We have considerable experience in many of
the more complex stratum subdivisions around our
local area and can provide advice on whether a
stratum subdivision would be suitable for your
development.
Community Title:
A community scheme is the development of land to
allow subdivision with the advantages of both
conventional and strata lots. It allows for the
subdivision of land into smaller lots and communal
property owned by a specifically formed corporation
comprising as its members all the lot owners.
Community Schemes are ideal for retirement villages,
townhouse developments, business parks, hobby farms,
gated communities and themed developments like golf
courses. We have the expertise to advise if your
development would benefit from a community scheme
and the experience to ensure the most appropriate
outcome.
GPS (Global Positioning Systems) Surveys:
GPS surveys utilise the signals transmitted from
satellites to determine three dimensional positions
on the ground. If a specific site is suitable for
the utilisation of GPS, we have the experience and
resources to carry out the survey using that method.
There are many efficiency gains using this
technology.
Lease Area Surveys (PCA or BOMA):
Lease area surveys are carried out for commercial
leases where payments are made on a per square metre
basis. The majority of these surveys are completed
in accordance with the Property Council of
Australia’s (PCA) method of measurement, however we
can measure the areas to any specific standard or
instruction. All our lease area reports are
accompanied with a sketch.
Identification Surveys:
Identification surveys are usually carried out in
relation to conveyancing and are principally used to
identify the land and any improvements thereon. This
may include the identification of easements,
encroachments, compliance with any restrictive
covenants that may be affecting the land and
compliance with local government requirements
regarding setbacks and boundary offsets.
Work as Executed Surveys:
These types of surveys are typically carried out to
confirm that any new civil engineering works have
been constructed or installed in accordance with the
approved design. The Work as Executed Plan is often
required as a development condition and is a
fundamental part of the process in obtaining final
certification in developments on all scales. We have
a very refined and streamlined procedure in place
for performing these types of surveys which produces
a final output that is now being utilised as a bench
mark by the local Council.
Volumes and Quantities:
We are quite often asked to calculate the volumes of
stockpiles of material or of material already
excavated from a certain location. Our procedures
for carrying out such surveys ensure accurate and
dependable results.
